Inspecting and performing regular maintenance on your roof can save you up to 50 percent over the lifetime of your roof. You see, long before you notice a stain on your ceiling or the telltale drip of a leaking roof, water is causing damage to your roof. It is seeping into places it doesn't belong and damaging major components of your roof. It may take weeks or months before you notice that something is wrong. This is why inspections are so important. Following is an easy annual inspection checklist that you can follow to make sure your roof is in tip-top shape. 

Flashing

Flashing is commonly placed in areas where one part of your roof transitions into another part, such as around a dormer. It's not uncommon for water to work its way up under the flashing, so it's vital that you check the caulking around the flashing. Make sure it isn't cracked, crumbling or missing. Also, check the integrity of the metal itself. It should not be rusted or compromised in any way. 

Shingles

Throughout the course of year, shingles can get damaged by wind and rain. Inspect all of your shingles to make sure they are in their proper place and laying flat. If you see any missing shingles, you will need to have your roof repaired. Look out for cracked shingles, curling shingles, buckling shingles, and blistering shingles as well. Worn shingles or shingles that appear to be water damaged can be a warning sign as well. 

Boots

Boots are placed around points of entry, such as vents and pipes, to prevent water intrusion. These should also be inspected annually. Look for signs of wear as well as cracks and tears in the boot. Make sure the boots are affixed tightly and that the seals or caulking are not damaged in any way. 

Gutters

You should inspect your gutters during your annual inspection and each time you clean them out. Excess debris in your gutters can cause water to back up onto your roof. Your gutters may also hold clues that testify to the condition of your roof. If you find pieces of shingles or granules from your shingles, you will know that parts of your roof are not holding up as they should.
